TLTB Cracks Down on Rent Defaulters: Evictions, Utility Cuts, and Legal Actions Intensify

The iTaukei Land Trust Board (TLTB) is stepping up enforcement against tenants who have failed to pay their lease rentals, with eviction orders, legal proceedings, and even utility disconnections being carried out across Fiji.

Unpaid Rents Reach Alarming Levels

As of February 2025, TLTB reported that tenants owe a staggering $28.1 million in rent arrears. This outstanding amount involves approximately 25,444 tenants who have either delayed or completely defaulted on their lease payments. The situation has prompted TLTB to take more aggressive action to recover dues and ensure that iTaukei landowners receive their rightful lease income.

Evictions and Utility Disconnections Underway

To address the growing issue, TLTB has already secured eight court orders for evictions, forcing tenants to vacate leased properties due to non-payment. Beyond evictions, TLTB has also obtained orders to disconnect water and electricity services for 35 tenants who have failed to settle their outstanding dues. These drastic measures are aimed at compelling defaulters to clear their balances before facing further legal consequences.

Hundreds of Cases in Court

Legal action is ramping up, with TLTB currently handling 248 active court cases against defaulting tenants. An additional 163 cases are in the process of having writs of summons filed, which means more tenants will soon face formal legal proceedings. TLTB has made it clear that it will not tolerate continued non-payment and is prepared to repossess leased properties if necessary.

TLTB’s Warning to Tenants

In light of the enforcement measures, TLTB is urging tenants with overdue rent to settle their arrears immediately to avoid facing eviction, disconnection of utilities, or court actions. The Board has advised tenants struggling with payments to visit their nearest TLTB office and discuss possible repayment plans before legal action is taken against them.
